Panoramic ocean, island and coastline views are enjoyed from 3517 Padaro Lane, on the sand of Santa Barbara’s most desirable beach.

Remodeled in 2015 down to the studs and beautifully redone, the beachside main home has fabulous ocean views, central air conditioning and an open and bright Great Room with ocean view kitchen, stainless steel appliances and breakfast bar.

Wide plank White Oak floors extend throughout this pretty home, which offers two bedrooms, each with shutters and a wall of glass onto a soundproofed balcony, and one bath.  The bi-folding glass wall to the large deck with built-in BBQ invites the best of indoor/outdoor seaside living.

The sunrise to sunset view deck, with private stairs to the sand, has extensive built in seating and ample room for a large farm table for the ultimate al fresco dining at the beach.

Below the main house is a playroom/gym with large screen TV, laundry room, changing room with shower (perfect for cleaning off the sand after a dip in the ocean), super convenient beachside half bath and surfboard/paddle board storage.

The detached guest house includes two separate accommodations. On the upper level above the two-car garage, there is a living room, kitchenette with breakfast bar, one bedroom with ceiling fan, one bath and lovely wrap-around deck.

Mountain views, open beam ceilings and travertine floors and enjoyed by the lucky guests here.

On the lower level is a very private one bedroom/one bath guest suite/gym with lovely garden views.

The garage is lined with built in slat walls for excellent storage, has a laundry area for guest house use, and features a Tesla charging station and handsome glass doors that match the adjacent private entry gates.

The tropical landscaping includes numerous Palms, birds of paradise and other flowering plantings as well as abundant off street parking.

EXPANSION PLANS

With 50′ of beach frontage, the very deep 0.41 acre parcel offers intriguing possibilities for further development.

In fact, the current owners have begun the approval process for an expansion of the beachside home, leaving the ample guest house as is for guests to enjoy in privacy.

Created by the renown design team at Rios Home, the plans would add an additional 2 bedrooms/2.5 baths, transforming the current 2 bedroom/1 bath cottage into an exciting 3 bedroom/3.5 bath warm contemporary home.

PADARO LANE QUALITIES

While other local Santa Barbara beaches on which there are homes are “wet” or “seasonal” beaches, Padaro Lane’s beach cove is almost always a dry sand beach.

Public access the cove is very difficult, given a large seawall projecting seaward at Padaro’s eastern end and cliffs at its western end.

Given its wonderful privacy, Padaro Lane one of the most desirable choices for beach home ownership.

LOCATION

Montecito is about a 5 minute drive up the coast from Padaro Lane and Santa Barbara is about 5 minutes further than that.  Los Angeles, only about 90 minutes down the coast, feels a world away.
